A roofing system designed for Florida conditions
A roof is a complete system: the visible covering, flashing, ventilation, fastening, roof deck and secondary water barrier. A professional assessment helps determine whether the home needs a localized repair, maintenance or a complete replacement.
Carpediem coordinates the inspection, material selection, scope, permitting, financing options, installation, inspections and final cleanup. We present alternatives based on architecture, budget, wind zone and existing conditions.
Protect the structure and value of your home
A well-planned roofing solution addresses water, wind, heat, ventilation and the service life of every system component.
Leak protection
We review coverings, flashing, penetrations, valleys, edges and drainage to reduce vulnerable water-entry points.
Wind performance
Materials, fastening and installation methods are selected around applicable code and wind-zone requirements.
Complete system
The roof deck, underlayment or secondary water barrier, covering, ventilation and details work together to protect the home.
Documentation and inspections
We coordinate applicable permits, inspections and project documents to help close the work properly.
Residential roofing-system options
The right option depends on slope, structure, architecture, budget, maintenance and expected performance.
Asphalt shingles
A versatile option with multiple colors, styles and architectural systems for sloped residential roofs.
Concrete or clay tile
A classic Florida appearance with profile, color and component options designed around a tile roofing system.
Metal roofing
Metal panels and systems that can provide durability, modern appearance and long-term performance.
Flat and low-slope roofing
Systems for flat areas, additions and designs requiring specialized membranes and drainage details.
Our roofing process
Each stage is coordinated so the homeowner understands the scope, materials, payments and next steps.
Inspection and diagnosis
We review signs of leakage, covering, visible decking, flashing, penetrations, ventilation and general condition.
Scope and system selection
We determine whether repair or replacement is appropriate and present materials, colors, water barriers and accessories.
Proposal, program and financing review
We review price, scope, warranties, payment options and possible eligibility for mitigation programs.
Permitting and installation
We coordinate permits, property protection, removal, decking repairs when needed and installation of the roofing system.
Inspection, cleanup and closeout
Applicable inspections, magnetic and work-area cleanup, final walkthrough and project documentation are completed.
Available financing options
Carpediem works with options that may help spread the cost of a repair or replacement. Approval, rates, terms, payments and availability depend on the provider and applicant eligibility.
Enhancify
A digital platform that may present home-improvement loan options from participating lenders. Prequalification and final terms depend on the applicant.
RenewPACE
PACE financing for eligible resiliency or efficiency improvements that may be repaid through a property-tax assessment. Carefully review lien, transfer, payoff and cost terms.
Additional options
Depending on the project, home-improvement loans, promotional programs or other payment structures may be available to qualified homeowners.
My Safe Florida Home roof-mitigation improvements
Carpediem can work with homeowners already participating in the program. The initial inspection report controls which improvements may be eligible, and the program must authorize the project before the homeowner signs or begins work.
- Eligible recommendations may include roof-to-wall attachment, roof-deck attachment and secondary water resistance.
- Only work recommended in the initial report and observed during the final inspection may be considered for disbursement.
- Matching grants may reimburse $2 for every $1 contributed by the homeowner, up to $10,000 in state contribution, subject to funding and eligibility.
- A free inspection does not guarantee grant approval; do not sign, buy materials or begin work before written authorization.

Repair or replacement?
The recommendation depends on the extent of damage, age, leak history, materials, decking condition and insurance or code requirements.
- Limited damage: A localized repair may be appropriate when the problem is isolated and the remaining system has useful service life.
- Repeated or widespread damage: Multiple leaks, deteriorated materials or previous repairs may indicate that replacement offers better long-term value.
- Mitigation project: Secondary water barrier, fastening and structural connections must follow the applicable recommendations and authorizations exactly.
- Informed decision: The proposal should identify exclusions, possible decking repair, permits, warranties and payment conditions.
